Tillotson Enterprises offers four distinct systems for industrial and commercial roofing applications:

Spray Polyurethane Foam
Spray polyurethane foam (spray foam) roofing systems provide a durable, waterproof covering that bonds tightly to nearly any properly prepared substrate. Spray foam is created when two liquid components are properly mixed. This forms a rigid polyurethane foam surface. It is so lightweight, about eight ounces per square foot, that it can be applied over most existing roof systems without exceeding the structural load capacity, yet it easily withstands foot traffic and other weight requirements.
For most installations, the old roof stays on, saving you $.25 to $.65/sq. ft. in tear-off costs and speeding up the installation time. The insulating nature of spray foam keeps heat from penetrating in the summer or escaping in the winter, permanently lowering heating and air conditioning costs. Unlike some systems, spray foam roof systems can easily be recoated with elastomeric roof coatings, thus extending the life of the roof. Most of these roof coatings are white which reduces the heat load as well. Tillotson typically uses SPF roofing manufactured by BASF Chemical or Conklin Roofing Systems.
Spray foam roofing also offers the advantage of being self-flashing. During installation, the spray foam flows around all protrusions, such as roof vents and cooling units, forming a tight bond that seals off places where leaks tend to start.
The final step in a spray foam roof is the application of a quality elastomeric roof coating. Once this is cured it forms a seamless and flexible covering that protects the spray foam from sunlight and moisture, while the white coating helps make the roofing system even more energy efficient.
The majority of new roof applications now use a ply system instead of a built-up roof (BUR) because they are usually more cost efficient, longer lasting, and lighter than built-up roofs. These systems are perfect for flat or low-sloped roofs, and can be applied to exterior grade plywood, high density concrete, or smooth surface build-up roofing.
Tillotson Enterprises uses a fabric-reinforced ply system. By using an elastomeric liquid applied coating, we form a seamless waterproof membrane with the durability and tensile strength seen with a conventional single-ply system. The reinforced fabric gives extra strength to the finished product, making a waterproof system without adding significant weight.
Due to the fact that not all roofs are alike, ply systems are custom-built on site. By embedding fabric between multiple layers of specified roof coating material, Tillotson Enterprises’ ply systems are made to meet the unique needs of each roof.
With its reflective, energy-saving white elastomeric top coat, the completed ply system will stand up against harsh weather conditions and offer durable, long-lasting protection.
Tillotson Enterprises uses Elasta-Gard Direct Bond roof systems by NEOGARD. These are high performance, fluid-applied, elastomeric systems, that are engineered for strength and durability. This roof coating forms a waterproof system that is designed to dramatically extend the service life of built-up roofs, modified bitumen, metal roofs, concrete roofs, and single-ply membranes.
The direct bond elastomeric roof coatings provides a cost effective alternative to traditional roofs that would otherwise require expensive and disruptive tear off and replacement. NEOGARD fluid-applied elastomeric roof coating systems also provide documented high-performance, durability, 100% sustainability, low maintenance, cost efficiency and UV reflectivity.
Superior resistance to impact, fire, and mildew, along with flexibility, superior adhesion, and ease of application make Elasta-Gard roof coatings an excellent barrier for extending the life of most roofing substrates.

Metal roofs are frequently specified by engineers, architects, and contractors because they are lightweight, durable, and relatively easy and inexpensive to install. However, they have one major weakness, leaks, which often develop along the seams of metal roofs due to rust, corrosion, deterioration of fasteners, poor joint design, or structural settling. Fortunately, Tillotson Enterprises can help you compensate for these problems.
Metal roofs wear out over time in part because the neoprene washers fatigue and the holes around the screws become distorted due to the expansion and contraction of the metal. In addition, the mastic between the sheets can get hard and crack. Seals around skylights and other penetrations eventually deteriorate as well.
To repair leaking metal roofs, Tillotson Enterprises first power washes the roof to remove debris and dirt. Next, we make sure that the metal is secure by tightening, adding, and replacing the screws or nails that are not properly in place. Patches are added to sections of rusted out or broken metal. Fabric and roof coating are then applied to the vertical and horizontal seams as well as around the penetrations and skylights. Screws are treated with a fastener-grade coating. Finally, the entire roof is sprayed with a white roof coating, which makes the entire roof seamless and waterproof. This is also referred to as a metal roof restoration system. Tillotson typically uses the metal roof restoration system made by Conklin Roofing Systems, which certifies Tillotson as a master contractor.
This system does not add any additional holes in the roof and is a third to half the cost of alternatives such as single ply, a new metal roof or a spray foam roof.
